Through our network of contacts we are privy to many potential sites before they come to the open market. Introducing these opportunities to our clients we can then assist throughout the entire acquisition process. This includes deal origination, negotiation, feasibility studies, appraisals and due diligence relating to planning, product and pricing. Areas we have particular expertise in are land, permitted development opportunities and forward commitment deals.

Land Case Study

Portswood Road

Acting for a student accommodation fund we identified a brownfield site with A1 use being used as a showroom close to Southampton University. We approached the pension fund who owned the site and an off-market sale was agreed subject to planning. We worked with the student housing fund to appoint
an architect and design team and advised on the proposed scheme. Planning consent was subsequently granted for a 200-bed student housing scheme.

Melbourne House

Retained by a developer with a requirement for a site in Newcastle to build a student accommodation scheme we helped to appraise and put together an offer on an office and car park investment being sold by a national property company. The building is in prime position close to Northumbria University, the Quayside and a cluster of purpose-built student accommodation buildings. After going to bids and securing the site we assisted in negotiating lease surrenders with the existing tenants, obtaining vacant possession and gaining consent for a scheme of 100 studio units under permitted development rights.

Forward Commitment Case Study

Gillingham Street

Working with a private investment fund we negotiated a deal with Land Securities to acquire the entire residential element of a new build mixed-use scheme next to Victoria station in Central London. Contracts were exchanged to acquire 37 residential units 18 months prior to completion. During the construction period we managed an overseas sales campaign and successfully re-sold all of the units to international investors generating a substantial return for the investment fund.
